Factibilidad del uso de la metodología BIM en una empresa mediana en el sector de la construcción en Antioquia.

Abstract

RESUMEN: Debido a que el sector de la construcción es un sector importante para el progreso de un país, se deben buscar procesos que permitan un mejor desarrollo a la hora de ejecutar proyectos de ingeniería civil, tratando de hacer que se entreguen a tiempo, que el costo sea acorde con lo presupuestado inicialmente y que la calidad del producto sea óptima. Esta es la razón por la que se busca mejorar los procesos que se manejan en el desarrollo de un proyecto de construcción, en este caso se buscó una metodología en la cual participen todas las disciplinas y se trabaje de una manera colaborativa que ayude al entendimiento de estas y que se puedan cumplir los objetivos de un proyecto. La metodología BIM es una metodología que puede lograr este objetivo. Dicha metodología se aplicó a un proyecto práctico de una empresa de construcción mediana en el departamento de Antioquia, en donde se hizo la implementación de la metodología BIM trabajando desde el aspecto de diseños hasta el seguimiento del control de obra, con el objetivo de que la empresa sacará provecho de la metodología y se pueda aplicar en los diferentes proyectos que tengan a futuro, para así, poder mejorar el rendimiento de los proyectos de la empresa optimizando en tiempo, costo y operación de cada uno de estos. Adicional a esto se planteará una forma de pago a proveedores y a contratistas bajo la metodología BIM para la empresa durante el desarrollo de los proyectos, para tratar de mejorar los inconvenientes en obra y que los profesionales que participen en el trabajo directamente en obra puedan aprender a manejar el modelo del proyecto y ser mucho más eficientes y eficaces a la hora de pagarle a los proveedores de insumos para la construcción y a los contratistas del proyecto, disminuyendo los retrasos en obra por medio de estos procesos.

ABSTRACT: Since the construction sector is an important sector for the progress of a country, processes must be sought that allow a better development when executing civil engineering projects, trying to ensure that they are delivered on time, that the cost is in accordance with the initial budget and that the quality of the product is optimal. This is the reason why we seek to improve the processes that are handled in the development of a construction project, in this case we looked for a methodology in which all disciplines participate and work in a collaborative manner to help the understanding of these and that the objectives of a project can be met. The BIM methodology is a methodology that can achieve this objective. This methodology was applied to a practical project of a mediumsized construction company in the department of Antioquia, where the implementation of the BIM methodology was done working from the aspect of designs to the follow-up of the work control, with the objective that the company will take advantage of the methodology and can be applied in the different projects they have in the future, in order to improve the performance of the company's projects optimizing in time, cost and operation of each of these. In addition to this, a form of payment to suppliers and contractors under the BIM methodology will be proposed for the company during the development of the projects, to try to improve the inconveniences on site and that the professionals who participate in the work directly on site can learn to manage the project model and be much more efficient and effective when paying the suppliers of inputs for the construction and the contractors of the project, reducing the delays on site by means of these processes.
