With the constructions of the Hospital San Vicente de Paul building at Medellín, started a new zone vocation in their surroundings. Several health institutions have being settled close to 51D avenue, “Avenida Juan del Corral”. The main ones are the Hospital itself, the Clínica León XIII, the faculties of medicine, public health, odontology, and nursery of Universidad de Antioquia and Clínica CES and Universidad de Antioquia IPS. A spontaneous increase of ground uses related with health was generated, and is still growing. From the point of view of urban planning, this is an opportunity to re-order and to improve the nearby districts. Generation of positive conditions for the surroundings development is one of the city authority’s responsibilities, especially when the recognition of Medellín by their high-quality health services is a city objective. Accordingly with this issue, the aim of this academic document is to offer to planning authorities guidelines to generate urban-favorable conditions for the Avenida Juan del Corral, with the purpose of being transformed and known as the “Medellín Health Boulevard”.

Due to the global financial crisis unleashed between 2007 and 2008 and which quickly spread to the real sector, many governments did come out to rescue banks, significantly increasing their debt levels and, in particular, debt sovereign. Thus, many countries have reached unsustainable levels of debt, so that central banks injected liquidity to markets and expanded its balance sheet to buy assets of countries and companies in crisis, in order to ensure the smooth functioning of financial system. That is why in this article provides an analysis of the levels of borrowing countries as a result of this process, and presents a series of reflections about the impacts and the consequences that these may have in the short and medium term, especially in predicting the magnitude of these impacts.

Ruralidad en contextos metropolitanos, un desafío en procesos de planeación, ordenamiento territorial y gestión

Planning, territorial ordering and management of the countryside need an approach and consensus around the notion of rural in metropolitan contexts, systemic interdependent to the phenomenon of urbanization, population dynamics, economic model and of occupation of the province, in order to reveal the new functions or strategic roles that this space fulfills in the development, from the culturalist perspective of sustainability, recovery, and improvement of the ecosystemic connectivity, to the social and economic emergency of diversification of the activities productive: farming, forest, mining, agro-industrial and of environmental and ecotouristic services. The countryside is basic in the control of the urban expansion and the cultural and technological change in exploitation of resources and use of the ground. The transformations of the model of occupation from the relevance of the rural thing, regional dynamics, the imaginary groups and the fortification of the processes of citizen participation must be incorporated in the planning, arrangement and management of the rural territory, in the joint of the policies and instruments, homologation of norms and construction of a consensus between authorities and instances of the institutional system. Medellín counts on important antecedents of rural intervention: rural ecological parks, of urban-rural edges, districts of integrated, agrarian and rural handling, special areas of reserve and plans, but still it lacks to make coherent the measures and investments based on the endogenous opportunities with social and ecological responsibility and impact in the quality of life of the traditional communities of that rural space.

Sistema de gestión integral de provedores para el desarrollo de la industria marítima en Colombia. Caso Cotecmar

The following article presents the results of research that has as main objective to expose a model that includes processes for the integrated management of suppliers of goods and services of Research and Development Corporation-Cotecmar. The methodology used was supported by the provisioning matrix designed by Peter Kraljic and based on vendor management systems of Colombian companies such as Ecopetrol and Bavaria. The results show that given the nature of a corporation as Cotecmar is necessary to establish and implement the classification, evaluation, development and certification of providers, as a tool to further integration of the Corporation with its suppliers and in turn the definition of sourcing strategies that help streamline the supply chain and increase management capacity and the competitiveness of the organization.

Toma de decisiones rentables mediante la contabilidad del trúput en una lavandería industrial

This paper presents a new approach for the decision making in an industrial laundry by the application of throughput accounting under the focus of the theory of constraints (TOC). The restriction in the system was identified by a detailed analysis of the special washing processes and their capabilities. We made in every process the octane analysis speed of throughput, identifying the line that generates more speed in turnover and hence to which it should be given more strength in sales to fill the capacity that is available; this is because with the current demand the restriction was in the market. With the simulation of various combinations among the three processes, tainted, washed and crafts, taking into account the octane already calculated by product, it was found that without an increase in operational costs and without locative or technological investments, sales can be increased by 70% in relation to what the company is currently billing.

Valoración de Cementos Argos en un contexto internacional

The paper contains the valuation of Cementos Argos (a Colombian cement company), in an international environment, using the discounted free cash flow method based on public available information, and considering a time horizon of 10 years. This valuation exercise is made of three stages: sector and company analysis, subsequently, a survey of key macroeconomic variables and their projections was conducted and an analysis of the macroeconomic risk to which the company is exposed was carried out; valuation of Cementos Argos performed with a model created by Bancolombia investment bank to valuate firms in Colombia and with Crystal Ball used to reach a range of more real values through statistic simulations; comparison of multiples of Cementos Argos in an international context, comparing it to similar cement companies (Cemex, Holcim and Lafarge) around the world. For a projection period of 10 years and a WACC (Weighted Average Cost of Capital) of 12,6% for the first year, the value per share that the model shows is COP 6386, which is fairly close to the trading price in recent months.

Valoración de la concesión Ruta del Sol tramo I por Opciones Reales: una alternativa de valor para la evaluación financiera de las concesiones en Colombia

The following paper shows the valuation of “Ruta del Sol” highway concession -section 1- using discounted cash flow valuation and real options methodologies, taking into account the legal framework of government contracting, which regulates economic contributions according to the stages of construction, management and maintenance of the highway. The cash flow analysis takes into account the concession agreement which specifies each of the income and expense items provided and the way in which the licensee can appropriate state contributions to the extent of the executed work. The real options valuation shows how the option value is affected by the speed in which the licensee performs the construction phases in such a way that it turns out to be more favorable to execute the construction work faster. The paper finally shows the impacts on the value using real options methodology due to the fact that it permits the inclusion of concepts such as volatility and decision taking according to uncertainty. Therefore the option value changes against the value of discounted free cash flow valuation. Finally, the authors make conclusions and recommendations according to the obtained results.

Valoración de un proyecto de inversión a través de opciones reales para una empresa colombiana del sector de telecomunicaciones

The traditional methods of discount as the net present value (NPV) not always express appropriately the flexibility of management of a determined investment project. Generally, the accomplishment of the future flows can be different from those were initially considered; when new information is obtained and the uncertainty on the future flows is solved, it is possible to review the strategy thought to carry it out. For that reason, in this work the basic theory of the real options and its application in the evaluation of investment strategies for a Colombian company of the telecommunications sector are exposed. It is insisted on the influence of the flexibility in the formation of strategies and the decision making, considering the impact of the uncertainty that surrounds the company and that could raise its value if it counted on more flexible structures.

Valoración de una empresa de representaciones turísticas en Antioquia

This article describes the development of a model of valuation by means of the method of net present value of free cash flows for a company of tourist representations in Antioquia acting in different business niches, especially in the representation of an international airline of passengers transportation, an international rent a car company, a network of hotels abroad and a local company of transportation to Rionegro airport and in the distribution of prepayment phone card for international calls. At the end of the exercise, considering variable, like the opportunity cost, volatility of the sector, policies of portfolio, and exchange rate, the value of the company is obtained, which facilitates the decisions and the generation of financial recommendations.
